Home Budgeting Made Simple

24 Aug

Home budget planning always seems a drag, considering the amount of effort that needs to be put in to create a budget and stick to it. Most people abandon budget plans midway after realizing that they need to devote a lot of time for planning.

Here are some basic principles to follow to make the home budget planning process simple for you.

1. Always remember that there are three components in a budget – fixed, variable and discretionary. Fixed components include mortgage payments, vehicle finance, insurance policy payments, tax payments, other monthly payments and educational fees etc. The funds allocated to them will not change often and so a fixed amount from the monthly salary can easily Blue Loop be allocated to this component.

2. Variable components include telephone, electricity, clothing and house hold costs. This component keeps changing depending upon usage of household items and the total number of family members. Funds for this component need to be allocated based on experiences and intuition.

3. The last component is the discretionary budgeting, where expenses are inevitable, due to health problems, annual holidays etc. Remember, that at no point of time, discretionary spending should borrow from funds allocated for the fixed and variable components. It is advisable to plan for this kind of spending by allocating a small amount of the salary to a separate savings account.

4. It is not possible to include all components of the budget in the first phase. So it is advisable to use an expense management tool to help sort out the monthly spending. Generally these tools are accompanied by bill tracking and funds management features that can also help in effective finance management.

Remember that budget or expense management should be kept as simple as possible to include new spending components. And finally, budget management is possible only when fund flow is optimal; this necessitates wise spending and active saving on a consistent basis..

The meaning of investment banking is not the financial investment in the banking sector. But in fact, investment banking is a kind of banking function which is used to help clients in creating wealth and funds. The commercial banks use this type of banking in accord with sensible and practical use of the available resources. Not only this, investment banking and people engaged in this sector also provides advice on how to transact in business they are currently in.

Through investment banking, companies can create funds in two ways. They can either draw on public funds from capital market by releasing the stock i.e. corporate finance or they can go to venture capitalists or private equities to become share holders in their company. The field of investment banking is also engaged in giving advice and consultation on how to manage various takeovers and merging i.e. [M&A] merger and acquisitions. They also provide companies with ideas on how to declare public offerings and manage their talents. The handling of mergers and acquisitions come under the corporate finance function of the investment banking. The margin between investment banking and other forms of banking has been very unclear for a long time now and for the same time; the function of this banking sector has grown to covering every field of wealth management process of corporate as well as individual persons.

Corporate Finance: this is the sector where investment banking works and supports companies the most in getting extra money. [M&A] Merger and Acquisitions: this point doesn’t have any explanation and it can be defined only through an example. Real estate investment – do’s and don’ts

24 Aug

Real estate investment does not exactly happen when you are desperately in need of a home. Many people who buy homes do it because they expect their investment to grow in the years to come. As you can see, there’s a clear investment angle to the whole thing. So, if your interest in real estate investment is profits and returns rather than a place to stay, you need to be clear in your mind of certain things.

First, be perfectly clear about your reason for investment. Are you investing in a home because you have no other place to stay or are you looking for a way to diversify your investment portfolio? If you are a home buyer who desperately needs a place of your own, then, your focus has to be on getting a house that is livable and suitable for YOUR particular needs. On the other hand, if you want to make profits from your investment in real estate, you must take particular care in selecting prime property. Premium location, high quality construction, good neighbors and useful facilities drive up the price value of your real estate investment.

Every investor wants to buy low and sell high. However, this dream seldom translates into reality. In a good majority of cases, people often miscalculate the timing when they buy or sell. But, if you are a buyer in this market, you have a lot going for you because rates have bottomed out in most places. So, you ARE realizing one end of the transaction. To make your real estate investment even more price effective, choose a structure that needs minimal repair and maintenance. Any expense on the house adds to your cost. If you keep your investment low and are successful in selling high, you can make a good profit.

Since the housing market went up like a pot of firecrackers, investors have been somewhat wary of real estate investment. This is only natural. Many fingers have been badly burnt. To keep yourself from making this mistake, make inquiries into the state of the housing market in your area. If the sale value has been beaten to a pulp by the economy, it makes sense to buy as soon as you can. But, if you buy in an area with a poor sale value (due to reasons like crime, poor sanitation, slums etc), then you cannot expect high returns.

Real estate is a huge investment and the volume of money going out is substantial. Buying a home and paying a high monthly mortgage does not make financial sense because you end up paying much more than the market value of the house. Make your investment only when you have the finance to back you up. Remember that you may have to hang on to your investment until the market bounces back. And no one can say when that will happen.

From the outside, real estate investment may seem to be the easiest way of making money. You buy a rundown house, renovate it and sell it at a profit of 20-25%. What could be easier? Real estate investment can give you huge returns provided you play the game with a complete awareness of the risks involved and make informed decisions regarding your purchase.
